The project aimed at the greenfield development on private land in the Kalyan – Dombivali region. This is also known as the central suburb of the MMR region. This area is also one of the fastest-growing regions. KDMC has also gained its position in the Smart city list. Due to the low property rates as compared to the island city many new investors and buyers are interested in this region. The initial study focused on the study of the city, growth patterns, and the demand in the real estate market. To cater the needs potential sites were selected for the project proposal. Connectivity, Land availability, and future growth scope were the key aspects that were taken into consideration while selecting the sites. The micro-market surrounding the site was studied and a product mix was proposed. Multiple iterations were carried out along with the financial viability and development phases of the project. The developer as well as the buyer has a good opportunity to invest in this region as per the micro-market trends.
