Navi Mumbai is a satellite township of Mumbai, has developed as a favorable destination in the past two decades, which is focusing on huge investments. Navi Mumbai has changed rapidly over the past two decades and has come up as a major residential hotspot in the Mumbai Metropolitan Region. The rapid urbanization of the planned city and changing the way of life necessities have prompted an ascent in the inclination of Mumbaikars to dwell in Navi Mumbai which offers a fine blend of work and life. Many infrastructure projects and its change into a Smart City and a lot more has to lead to the development of this city. India’s biggest container port Jawaharlal Nehru Port Trust is located in Nhava Sheva has a Residential Township of 252 acres for the employees working at the port was planned and constructed by the HOWE Planning Consultant along with Upal Ghosh Associates, Delhi in 1989. There are four types of blocks, where A Block is G+3, B and C Blocks is G+2 residential buildings and D Block are Bungalows. Sector 01 in the township has 54 buildings in one condominium. These buildings are 30 years old and are currently in a critically distressed condition due to aging, corrosion of steel reinforcement causing distress/cracks in columns, beams, and slabs. IIT Bombay recommended to demolish 54 buildings of housing A and B type having a total of 754 units. The recommendations from the preliminary investigation of the structures are that any kind of repairs are not logical for these buildings and it is recommended to demolish these structures. The redevelopment of the Sector 01 of JNPT Township of 54 buildings is advisable. Infrastructural growth and subsequent housing demand will be the key factors that will lead to JNPT's rise - The trans-harbor link MTHL connecting to Sewri to Nhava Sheva and New Suburban Railway Connectivity from CBD Belapur to Uran. NAINA and International Airport will fuel future growth in this region. This Housing Project Studio is focused on the development of brownfield/greenfield sites. The objective is to explore the possible development opportunities for the land and understand the process with the help of micro-market trends and analysis and finding the best and the most efficient use by using various policies applicable on the sites and also checking if the project is financially viable or not.
