The financial capital of India, Mumbai has evolved from an industrial hub to a service sector driven destination boosting its real estate market over the years. the land scarcity in the city though declined the pace of development, multiple redevelopment policies have propelled it. Almost 50 years old MHADA Colony was selected as a brownfield site, located in Central Mumbai for the Housing Project Studio. The project aimed at analyzing and proposing optimal development of the selected land parcel by studying the macro and micro market, legal aspects, applicable policy, and suitable case studies. These parameters helped in exploring the potential and opportunities for developing a comprehensive project proposal and resource generation strategy. The proposed project abides by clause 33(5) of redevelopment on MHADA owned land and is a mixed-use project catering to all income groups.
