Cities are complex systems and thereby require analysis of various parameters to study the urban structure and its dynamics. To study in detail about these urban dynamics, 1 sq km of an area which is part of the city’s CBD area was chosen. CBD-Tumkur is located at the centre of the Tumkur City with connectivity to state’s capital Bangalore with efficient public infrastructure, institutional and commercial services. Geographically and economically the city’s center today, has been developing and redeveloping especially after becoming part of the Smart City Mission. One of the prime locations in Tumkur, M.G. Road is known by its predominant commercial and institutional character which is supported by the residential fabric to its peripheries. 
The portfolio exhibits at the factors which have facilitated this growth, the supporting services through the lens of an its strategic location and its influence on the city with urban planning policies and services at the city and precinct level. To advance a better understanding the key inferences and city level data has been compared with Bangalore and two similar populated cities from India are Chandrapur, Maharashtra & Thrissur from Kerala. As a conclusion impact of the proposed urban policies on the neighborhood will be deliberated.
