In this studio,  various statutory and non-statutory microlevel planning mechanisms such as TPS, LAPs for CBD, TOD, Heritage, Smart City Area Based Development etc. were explored to carry out land reconstitution, land pooling, acquisition, incentive-based land appropriation etc. Not only is it to achieve the highest quality urban environment considering livability, sustainability, affordability and experience? but also identify appropriate development model and illustrate them by application of various methodologies of implementation. The current and future land values, cost of works, funding and financing mechanism and institutional framework is assessed. It is encouraged to go beyond the conventional approaches to deliver plans that integrate multidisciplinary aspects to result in a high-quality environment.
