The site is in the north-west quadrant of Rajkot. It is predominantly a greenfield site with only major built-up being towards the south of the study area, Jamnagar Highway and a railway line passing through it. The study area comprises of 3 villages: Para-Pipaliya, Ghanteshwar and Madhapar. Presently, the site has fragmented sporadic low to mid-rise development which needs to be managed by a statutory planning mechanism to further enhance the desirability of the land. The Ishwariya Lake and its environs have also developed organically which can potentially be developed as a city level recreational amenity.`
