Saraspur has witnessed a change in land use from predominantly industrial to commercial and residential. The introduction of acts like the Sick Textile Undertakings led to the closure of the defunct mills. This act coupled with the Development Plan 2002, influenced the redevelopment of the industrial land. The streets in the precinct have also been a major factor which influenced development in the precinct. The widening of the Rakhial road has helped to attract a lot of commercial holdings. The introduction of the TOD zone, along the BRTS corridor led to the development of commercial development along that road.
