Channelizing Development Potentiality, TPS Rajkot West

TP Scheme mechanism is a popular tool of land value capture which benefits not only the government but also the private developers. Through means of the studio exercise, a case of Rajkot west was taken in order to understand and propose a viable TP scheme for the area. The deriving of TP scheme proposals was an iterative process through back and forth between the principles, objectives, and outcomes of appropriation, reconstitution, and valuation. The aim was to opt for a flexible approach based on city context and contiguous to site condition which helps achieve maximum land potential.
