This greenfield project is located in the recently developed, high-potential Vastral SP ring road. The majority of the housing stock in this neighborhood is 2 and 4-bedroom homes. Due to the lack of commercial projects in the area, commercial development was also incorporated into this project. Given that the project offers a 31% IRR, it is quite feasible. As consumers may obtain flats in the Vastral SP ring road for the same price as those found in the micro market with fewer amenities, purchasing a home there is a worthwhile investment for buyers. Even after accounting for 10% of unsold units, this project is profitable for the developers, providing a profit of 607cr. The project's commercial development significantly impacts the area because it may also influence the value of nearby properties to increase.
