The 15th Finance Commission of the Government of India, in its report for the years 2021-2022 to 2025-2026, has emphasized the importance of both the rejuvenation of old cities as well as the setting up of new cities and CMDA (Chennai Metropolitan Development Authority) is in the process of preparing new town development plan for Thirumazhisai, Chennai. Analysis of the existing situation suggests that Thirumazhisai has a higher potential for development owing to its rise in population growth and its strategic location which is in closer proximity to various job centres around leading to haphazard urbanization. Thereby these concerns are addressed through the Land Pooling Area Development mechanism.
